BREEAM WAT02 & WAT03
WAT Issues
There are three issues in WAT for which we offer solutions through our AquaVision series:
- WAT02: Water monitoring (1 credit)
- WAT03: Leak detection system (1 credit)
- WAT03: Flow control devices (1 credit)
WAT02: Water monitoring
WAT02 is a required credit in BREEAM New Construction International V7 to achieve a rating of “Good” or higher.
To earn the WAT02 certification, the following is required:
- A Water Monitoring & Management System (WMMS)*
- A water meter on each individual building section that:
- accounts for 10% or more of water consumption
- or is rented out separately
* For buildings smaller than 1,000 m², water meters with pulse or M-Bus readouts are sufficient

WAT03: Leak Detection System
WAT03 requires a leak detection system on the main water line.
A leak detection system must detect flow rates that are higher or last longer than normal. It is capable of distinguishing between different flow rates and responding proportionally based on the size of the leak. It must also be configurable to meet the specific requirements of the building or be self-learning.
We recommend equipping other parts of the building with leak detection in addition to the main water line, so that leaks can be located more quickly.
WAT03: Flow Control Devices
The second credit of WAT03 requires that restrooms and commercial kitchens be equipped with a motorized faucet and that the water be shut off when no one is present. This ensures that no significant amount of water is ever wasted.
The faucet can be controlled by a motion detector, a timer, or via GBS programming.
Our solution for this is AquaVision Sani. It provides intelligent control of the faucet, while also monitoring water consumption and detecting leaks with a pressure sensor.
